Why do I want my student to live at a Horizon Community?

How is Horizon responding to Covid-19?
Horizon has implemented new cleaning procedures at all of our communities nation-wide. This includes sanitation of common spaces and amenities, reduced hours for deep cleaning and social distancing guidelines. Prior to moving in, your student’s apartment home will be professionally cleaned and sanitized. We are happy to explain all the unique actions our team is taking.
Do we need Renter’s insurance?
As a company, we require all residents have $100k liability coverage. Horizon offers an internal plan meeting this criteria for a low price of $13 per person per month. Personal content coverage is optional, but can be added for an additional $5. For a total of only $18 per month, any necessary protection will be covered. If you choose to opt out of the internal plan, third-party plans must meet the minimum liability coverage requirement (including personal contents if preferred) and be uploaded properly.
What is RENT PLUS?
Build your credit by paying your rent on time! Rent Plus is an add-on service that enables you to build your credit by simply paying your rent on time. This means no additional lines of credit, no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and Rent Plus will take care of the rest. Ask the office for details about enrolling!
What is an RV Index?
The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors. By using this inclusive index opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved. Instead of just credit score and income, the index looks at several factors such as:
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
4. Collections
5. Ratio of positive to negative credit lines
What is a student lease?
A student lease is for an individual bedspace in an apartment rather than the entire apartment home. That means the price you pay is just for you and you are not responsible for your roommates or any vacant rooms. Student leases also typically come furnished and have fixed lease terms.
Do you have emergency maintenance?
Yes! We have 24-hour emergency maintenance available.
Is parking available?
Yes. Parking is available for only $30 annually.
How do I receive mail and packages?
All letter mail from USPS will be delivered to a private mailbox for your apartment. Packages are checked into our Luxor package room. You will receive either a text or email with a code so you can pick up your package as your convenience.
How close are you to campus?
We are located about 1 mile away from University of North Texas and 2.5 miles from Texas Woman’s University.
Do you have to be a student to live here?
No. We rent to anyone and everyone who would like to live with us and qualifies. We are considered student living because of our student lease options (see the question: what is a student lease).
What should I bring for move in?
Please be sure to bring photo ID, proof of insurance (if opting out of ours), and payment for any outstanding balances owed.
Can I bring a pet?
Yes, we are a pet friendly community! We do have weight restrictions (35 pounds) and breed restrictions. Akita, Doberman Pinscher, Rottweiler, Dalmatian, Pit Bull, Chow Chow, Wolf hybrid, and Bullmastiffs are not permitted.

When is move-in day?
Move-in day can vary each year. You can verify this year’s move in date by looking at the “lease term” on our floor plans page.
What’s included in the furniture package?
Our apartment homes come furnished with the following:
a couch
sofa chair
end table
coffee table
entertainment stand
dining table and chairs in the common area.
In every bedroom:
full-size bed frame and mattress
desk and chair
dresser.
How do I get to campus?
From UC Denton you can get directly to UNT’s campus by walking, driving, or biking down Stella Street or W Prairie Street. Both roads take you right into campus! The other option is to take the bus. UC Denton is conveniently located on UNT’s Shuttle Bus – North Texan Route (stop #4). We have a covered bus stop in front of the property, on the corner of Bonnie Brae and W Hickory.
I recently moved in, is it too early to renew?
The early renewal offers are typically sent out two months after move-in. However, you can always check your portal through the “Residents” page to see if you have an active offer. You can also reach out to the office and we can notify you when offers become available.

Service requests are quick and easy! You can place one anytime online through you’re portal located in the “Residents” page.

A renewal is a new lease with us that begins immediately after your current lease. No moving out needed!
If I renew, does my guarantor have to sign again?
Yes. Guarantors have to resign the “Lease Guaranty” document with each renewal.
How do I renew my lease?
You can renew by logging into your resident portal through the “Residents” page and simply accepting the renewal offer. Once the offer is accepted, a renewal lease will be generated for you to sign.
When do I start paying my new rent amount?
If there is a change in your rent amount on your renewal lease, that change will occur when the renewal lease begins.
If I renew, do I have to move out and then back in?
No. When you renew your lease, your new lease begins immediately after your current lease ends. That means you can continue to live in you’re apartment with no need to move out.
What if I need to break my lease?
To break your lease you will need to find someone to take over your lease and pay a lease takeover fee up to $400.
What day do I need to move-out (if I didn’t renew)?
Move-out day can vary each year. You can verify your move out on your lease contract which can found in your portal. You can log in to view this in the “Residents” page.
